Construction Draw Processing or Investor Reports

PIW field personnel visit the jobsite and analyze the client-provided schedule to verify the stage of construction of each building under construction and overall site status. A report is provided to the lender/equity partner within 48 hours.

Exterior Wall Assembly Mockup Review and Testing

Using multiple site visits, PIW personnel review the exterior wall mockup as it is under construction and observe the water spray test regimen in an effort to determine if the assembly is weather tight. PIW can also document the window and flashing installation procedures in a photo documented report illustrating each step of the agreed procedure for distribution to team for review and approval.

Course of Construction Inspections

On-site construction progress inspections are performed by PIW's ICC-certified inspectors to the requirements for third-party inspectors as prescribed in Ca. Civil Code Title 7, Section 43.99. SB 800 affords confidentiality between the developer and the third-party inspection firm, so the inspection reports can be detailed and thorough, allowing maximum effective QA/QC benefit. Inspections are made at the following building stages:

HERS Testing

PIW's Home Energy Rating System (HERS) raters will verify the performance of the building's energy efficiency. A certified HERS rater will provide the necessary testing including QII inspections, duct testing, blower door tests, and more.

ADA / California Accessibility Standards Inspection

Americans with Disabilities Act (ADA) and California Accessibility requirements are reviewed at two points during the construction of the building and site: upon the completion of the building framing, and the final completion of the buildings and site hardscape. During these inspections each unit and building are inspected by a Certified Access Specialist (CASp) inspector registered with the State of California, for compliance with the ADA and California Accessibility Standards CBC 11A and 11B and the Fair Housing Act. The areas of focus are the path of travel, rough opening widths, clearances to doors, accessibility clearance, and backing requirements. A certificate "CASp Inspected" with an individually numbered State Issued Certificate of Compliance will be issued upon completion of review and report compliance for all common areas.

Custom Services

PIW provides training, mentoring, and other specialized consulting in areas like Storm Water Pollution Prevention Program (SWPPP) compliance. Our educational seminar series is designed to improve the skill levels of customer service personnel, warranty personnel and field superintendents. PIW offers Property Condition Assessment services which are a beneficial pre-purchase activity that supply a potential buyer with a detailed evaluation of the physical condition of the structures and site improvements.

Quarterly Investor Reporting or Insurance Carrier Reporting offer progress and quality assurance updates that ensure positive project conditions. Customized HOA Turnover Documentation provides the Client and the HOA management with all legal records, product warranties, operation manuals, supplier contact information, and other pertinent documentation in a consolidated format that provides easy follow up if needed. We also offer homebuilding industry publications which are the most cost-effective tools a homebuilder can use to achieve a higher level of product quality.
