Architectural Review
Analyzing building plans prior to the start of construction identifies potential issues before they become built-in to the project. Particular attention is placed on water proofing details. A typical peer review begins when the building plans are 90% complete and ready for submittal for a building permit. Our focus is principally on water proofing, fire resistive construction, and acoustical assemblies by reviewing the following:
- Level of completeness and coordination of the construction documents;
- Construction systems and assemblies that promote ease of construction and cost-effective installation;
- Construction materials that are appropriate for their intended purpose;
- Construction details that satisfy functionality, and durability criteria, and conform to minimum and latest industry best practices;
- Construction choices that will not conflict with the builder’s design and marketing objectives.
Our findings are tabulated at the end of the peer review. We discuss our recommendations in a joint meeting with the client and the design professionals. Peer Plan Reviews have historically been shown to be cost effective, and subsequently enhance the desirability of the individual residence and the entire project.
All work is performed by ICC (International Code Council) certified Plans Examiners or a licensed forensic architect. |
